Wherever You Go....There You Are

That's always been one of my favorite mantras and something I used to say to my teen-aged son.  He would think things would be better somewhere other than home.  I laugh about it now because he savors the times he gets to come home to visit now. 

I am a firm believer that we must make the most of our current circumstances and live the best we can with what we have.  And, I too have struggled with it.  It took me awhile to catch on.  But I think I finally got it.

Children seem to understand.  Have you ever watched a child play with a stick?  Then there comes a time when this innocence, born knowledge, escapes most of us.  Is it that we begin to compare ourselves and measure our self-worth to what we may falsly perceive as happiness?  

When I know someone who lives well, no matter what their circumstances, it INSPIRES me.

It's about who you decide to be that can truly make a huge difference in your happiness.  That's the message I always loved about the phrase.  And you know what?  When I make just a little bit of effort to see the beauty in the moment, I find myself wherever I am.

There are times in all of our lives when we look for external influences to make our lives better.  If we just moved to a sunny state with no snow, our lives would be better.  If we just moved into a bigger house, we wouldn't fight with our spouse so much.  Or, if we just move to another company, our real estate business will improve.

The hardest thing for anyone to do is to look internally for the cause of their unhappiness, dissatisfaction or career shortfalls.  I've seen my own family members follow external steps to solve internal problems.  An expensive move across the country and back, only to find the the problem is still there, gnawing at their insides.

WHEREVER YOU GO...THERE YOU ARE.

It's particularly hard to watch friends and colleagues struggle in the real estate field, blaming the market, or their former offices, for the shortfalls in their income.  My office has gained and lost agents as we draw to a close this year.  I've seen good friends honestly believe that if they just moved their license somewhere else, then suddnely their business would increase without them having to change a thing about their own approach to it.

No matter how hard it may seem, the journey inside will bring far more drastic results to most of the problems we face in our personal or business lives.  Nothing in our life will change until we change our approach, attitude or both.

What's Your Online Etiquette IQ?

 

Are you Tweeting & texting while you're at the party?  For goodness sakes, WHY?

That's my number one pet peeve.  Sitting next to someone who is engaging with their phone when there are real live people around them.  LOL!

What's Your Online Etiquette IQ?   No, this is not a test!  Rather, just a few pointers that you should consider as we roll into 2010 and add more and more of the population to the internet & social media frenzy.

 

Online Etiquette

 

The days of beautifully designed card stock, handwritten invitations have taken a backseat to online correspondence, which has become the norm for many Americans.  Holiday and birthday cards are sent electronically.  Party invites are sent via email with the list of guests who are and are not attending included.  Pictures of events are posted online on multiple venues for all to see.  

 

How internet etiquette-conscious are you?  Here are just a few tips that should be considered:

 

 

  • Online EtiquetteWhen you send an email to multiple recipients who do not know one another, are you listing all recipients in the BCC (blind carbon copy) area of the email rather than the TO or CC areas?  I can't tell you how many people send me jokes and announcements that have everyone elses email visible to me--what if I were a 'spamming' sort of person?!

  • When you send online invitations to events and parties,  is the list of everyone who you are inviting visible to all guests?  Did you ever see Larry David's 'Curb Your Enthusiasm' episode when a couple of invitees found out that there were undesirable (to them) guests invited to the same party?  Neither party wanted to attend because of that!  You may be completely naive about undercurrents going on between friends!


  • Do you think that because it's sent via email that you don't have to plan ahead and send invitations within a reasonable time of the party/event?  Don't think that just because you know it's appearing in their inbox today that your guests will have a clear calendar for this weekend!  The same 2-3 week time frame should be observed as a handwritten invitation.


  • Are you Tweeting & texting while you're at the party?  For goodness sakes, WHY?  You're face-to-face with friends and business associates, why on earth would you be so rude to those around you?  It's just like taking a call when you're right in the middle of a conversation with someone--don't you consider that to be rude behavior?

  • Do you tag people in your photos when you post them to Facebook without asking their permission?  I'm okay with it but, everyone is not!  Don't assume that your professional friends want photos of them on the beach posted online for the world to see!

  • Are you making negative comments on blog posts of your peers?  Much has been written about this and all I'm going to say is that it's okay to disagree but, a friendly debate is totally different from being downright nasty to your peers.  Did you forget that these peers are the exact ones who COULD be referring you business?

 

 

 

 

With the internet being so much a part of our lives now, we must create a new code of etiquette for the future that follows the same general guidelines as the standards on which we were raised.  These are but a few behaviors that we should be very aware of and seriously need to address before our children learn that this behavior is the 'norm.'

The Little Tree That Could - Also Sacramento County Christmas Tree Recycle Event

It doesn't matter how big or small your home is.  There's always a way to find room for your Christmas tree. Even a small tree, or plant.  Anything.  It can make you feel so good.

My sister lives in a small town house and she was talking herself out of getting a tree this year. 

"No room," she said, "Can't do it."

But while she was out with friends getting their tree, she found this little tree stuck off to the side, and starting thinking, "Maybe." 

As she walked around this little tree was on her mind.  She thought about where she could place it.  Then she tried to remember where her decorations were.  Did she still have any?  It had been a few years since she had a tree. 

Her friend, suggested exactly where the tree would go great in her living room.  Who'd of thought.  (Always seems someone on the outside can see things we often miss.)

So she brought the little tree home and made an evening of trimming the tree with her daughter and her special guy.  They popped popcorn and strung it.  She found her box of ornaments. 

 

And ...

 

Viola! 

The Little Tree That Could

 

Such a simple little tree.  Barely three feet tall.  Oh, I wish I could show you the pictures of them stringing the popcorn and the sheer joy and delight on everyones faces.  It made me smile to see them and look what a difference this little tree made.  There wasn't going to be a tree this year. 

Sometimes a few of us can forget how important traditions are.  I know I have.  I didn't have a tree up this year because we are getting ready to move in January.  I did, however, play a lot of Christmas music.  (There is a free radio station you can listen to on your computer.  Pandora.com)

But back to my point...  I've decided that from now on I am going to make the effort at times when I could easily talk myself out of decorating.  Even though this is a little tree, it really jazzed up the place and brought home the spirit of the holiday.  When my sister thought she couldn't do it, she found the little tree that could.

Merry Christmas Everybody!  May your New Year be prosperous.  As my sister would say, "Be happy, healthy and safe!"

This one's catchy. Happy Holidays!

A couple of years ago I started watching videos of Mia Rose singing songs and playing her guitar from her bedroom at home.  She'd sit on her bed with her guitar and make videos for YouTube.  Way back when.... =)

She is not signed to a record label and is pretty much producing her own music.  She has had her ups and downs making it in the music industry.

This is her new song, "What Would Christmas Be Like."

I have been going about my day today humming and singing this song because it is just one of those fun, bouncy songs that makes you feel good.

The video is gorgeous!  I'm in love with that beach and the colors, ooooh the colors of the sand and the aqua and blues.  Absolutley worth your two minutes.

Home Loan Modification - Is it possible?

In the real estate news today, it's everywhere, articles about home loan modification. 

Ah, the elusive thing that we all know is out there but has anybody really seen it?  I'm sure there are those who have successfully arranged and received a home loan modification but I don't know of many and nobody personally who has.  All I hear about is the frustration and defeat of those who have tried to no avail and given up, walked away. 

Tell me I'm wrong.  Tell me that Mighty Mouse has come to save the day! LOL!  I cannot, in good conscience write another article telling people how to get a loan modification or where to seek help unless I hear that more people are actually having some success with getting their home loans modified.

1 in 4 homeowners owe more on their home than it is worth and 7.5 million are behind on their mortgage payments.  Take unemployment into consideration and this is a tough situation.

Many don't know where to turn or how to get help with a mortgage modification and many banks and lenders are under informed and understaffed to deal with this problem.  Yes, this is where the buck stops.  Now, show me the money!

It is confusing for the homeowners because they are being told that programs for helping them get a loan modification exist but when they try to get help nobody seems to know exactly what to do.  In the process they get lost in the shuffle of paperwork, and lost files or un-returned phone calls, etc.  Banks are overwhelmed.  Many people get frustrated and give up. 

"Here I come to save the daaaaaay!"  Okay..... really?  Seriously?

sacramento home loansThe government is stepping up and offering new guidelines which will help homeowners with loan modifications and will begin fining and publishing a list of lenders who fail to increase the amount of homeowners who are given relief. The government expects to have 375,000 homeowners eligible for permanent mortgage reductions by the end of 2009.

"Eligible" homeowners.  Being eligible and getting it done is not the same thing.  And yes, I know I am being sarcastic.  I had to humor myself if I was going to pass on this valuable news flash.  At first I was just going to state the facts but as I started writing, it hit me that I know very few folks who have ever successfully gotten through the loan modification process.  It seems impossible.

For those who have been successful getting a loan modification it took up to 9 months in some cases.  

I hope with all my heart, that the new guidelines that the government has in place will make getting a home loan modification something that everyone who is eligible can achieve without losing their minds in the process.

Top 10 Stupid Things Sales People Do...(And How To Avoid Doing Them!)

Excellent!  I want to write something here, but I don't want to take away from the article. 

I laughed when I read some of it.  Was it supposed to be funny?  LOL!  I think we all have had some form of guilt associated with what NOT to do.  We learn everyday in this business.  I absolutely love it and I couldn't decide if I was really going to admit to being guilty of #10.  I get a little panicked if my internet goes down but I don't need all the other gadgets that much.  =)

I have been in some form of sales since I was 10 years old working in my mom's craft store selling yarn and bobbins to her quilting and knitting friends. And, since that time, I have always tried to establish myself as a leader in any sales position that I have held...and I also have noticed that there are some really good sales people out there. 

The kicker is...a good portion of those people aren't good at sales. What they are good at is avoiding the things that cause sales people to falter.

Now, before we get into this...lets establish a quick and simple truth: Knowing what NOT to do is just as important when talking about sales as knowing what TO do. Make sense?

Knowing that, here is a quick "Top 10" of mistakes I have seen sales people make that are guaranteed to derail the very efforts that are being put forth by a salesperson.

1. They refuse to learn. -- I have seen more than one 'newb' burst onto the scene and run huge numbers in a very short period of time...and then just disappear into obscurity. Why is that? It is because they refused to continue to learn. It is vital to be a student of your game. Make sure you are continually learning about your product/service/industry. Read the new books that come out. Go to the seminars that are being held about your industry. Listen to audio, watch video, read blogs (like mine! hint hint) about sales and how to be better at what you do for a living. Reinvigorate yourself.

Did you know that Tiger Woods spends $1 million a year for a swing coach? He is constantly looking to be better at what he does...

2. They stay generalized. -- "Narrowcasting" is the specialization into a specific segment or part of the market. Staying generalized eliminates the ability to be considered an expert in any one specific area. Think about that for a second....Medical specialists get paid more than medical generalists. A specialist has narrowed his/her field of vision to ensure success in mastering that specific part of the market or product. They become known as specialists and people recognize that and come to them when they need that expertise.

3. They dont position themselves properly. -- The way people position themselves is the primary determining factor in how they are seen by prospects and clients. People pay attention to people they THINK are in a position of importance. Blogging, engagement and interaction with prospects and others via social media are all ways to help position yourself accordingly. The best way to sell is not to position yourself as a salesperson...but to position yourself as an expert in your field. And, one of the best ways to do that is to offer up information and assistance to those that are in need. (A Realtor might do a class on being a first time home buyer, for example. A guy that sells referrals to Realtors might write a bunch of blogs that help the agents do their jobs better...) The goal of these sessions isn't to sell anything, but to establish yourself as an expert in the field so that, as the need arises, those seeking your service automatically think of asking you.

4. They dont prospect. -- This is HUGE! The largest cause of failure in a sales position is having a lack of potential customers. You should always have multiple streams of inbound leads to work. You should never be out of people to pitch to even if that means you spend more money to get them. Take advantage of the technology that exists and use it to your advantage. Don't have anyone to pitch? Start thinking about a new career.

5. They pitch the wrong people. -- You cant get rich selling to the wrong people. You had better be in front of people that can make a decision, have a need for your services, and are willing to listen to you. If anyone you are pitching your services to doesn't meet that criteria, you are spinning your wheels. Remember, not everyone is a good prospect. Spend the time required to find good prospects and work with them rather than trying to peddle your wares to those that don't need them, can't decide if the need is there, or are not willing to listen to you.

6. They listen to their peers. -- Listening to your peers usually means you get an earful of negative input. "This isn't the way that you sell houses." "Blogging doesn't bring any clients." "Social media is a huge waste of time." Yeah...You've heard that before, right? And, it goes on and on and on and on...ad infinitum.

Instead, listen to positive, upbeat stuff that makes you feel good and allows you to think clearly. For me, thats music. Some use motivational speech, etc. And remember...most of your peers suck at their job.

7. They don't understand economics. -- Would you sell something you bought for $1.50 for $1?? Painfully obvious, right? Yet, that is what a good portion of sales people do because they don't understand the 'back-end' costs that should be added into the equation. For example, if you spend $750 marketing a home, $300 in gas showing a home, $200 in food wining and dining clients, and then only make $1000 on the sale of a home...what have you gained?? Here is a quick lesson in Economics 101 -- If you are losing money on your deals, you can NEVER make that up regardless of how many deals you complete.

8. They spend money before they make it. -- I had a sales manager who said to me, "Clint...a sale is never done until you are eating the steak that you paid for with the money you got when your commission check cleared the bank." Why think this way??? Look at all the things that can happen that can derail a sale in today's market...if you are out buying a new TV on credit because you have a closing happening on Tuesday, you are going to lose your butt in this business. Just because you have a signed contract doesn't mean you are going to get paid anytime soon.

9. The fail to ask questions. -- More importantly, they fail to ask the RIGHT questions. And, when they do ask them, they fail to actually listen to the answers given. A prospect will always tell you what it is that they need to hear come out of your mouth. Asking the right questions based on their feedback will, more often than not, lead to a sale for you. You have two ears and only one mouth. Use them accordingly.

10. They are hindered digitally. -- "Hindered", in this instance, means they are either digitally compulsive or digitally impaired. Both are a hindrance. You can be so addicted to the technology available (Internet, sales force automation, blackberries, iphones, etc) that they are completely paralyzed when it is not available. Or, the mere thought of being surrounded by that much technology has them so scared, they refuse to adapt to any of it. Both are career-killing impairments. In truth, it is those that have the ability to take on the technology without losing the human aspect of their jobs that will be the ultimate winners. Find your happy medium.

Sales people are a curious breed. "Experts" rarely have the open-mindedness required to accept criticism and adapt to make themselves more successful. Yet, it is exactly that which will set you up for a stellar sales career. Pay attention to the pitfalls that you can fall into that will slow your momentum and focus on those things that will increase it. Do this, and you will be just fine regardless of the market.
